Spring/Summer Cooling Tune Up
Test
- Refrigerant pressure and temperature
- All safety controls
- All motor windings
- Operation and condition of compressor
- Thermostat operation
- All capacitors for bulges, rust, and leaks
- Start-up equipment for AC operation
Inspect
- Blower motor
- Condenser fan motor
- Ventilation fan
- All wiring connections
- Evaporator coil
- Disconnect box at outdoor unit
- Condensate drain and blow out (Spring)
- Condensate pump
- Condenser coil and water rinse
- Economizer components and dampers (Spring)
- Blower wheel, if applicable
- Duct work cleanliness and sizing
- Replace disposable air filters (date and initial) and clean permanent filters
- Temperature difference between return and supply air
- Blower motor belt if applicable, adjust as needed
- Blower speed, adjust as needed
- Amperage of all motors
Fall/Winter Heating Tune Up
Test
- Carbon monoxide levels
- Thermostat operation
- Ignition system
- Safety and operating controls, including pressure switch
- Crankcase heater operation
- Wiring connections
- Temperature difference between return and supply air
- All motor windings
- Start-up equipment for heat operation
Inspect
- Gas valve
- Motor bearings and lubricate
- Flue pipe and heat exchanger
- Draft inducer
- Duct work cleanliness and sizing
- Economizer components and dampers (Fall)
- Replace disposable air filters (date and initial) and clean permanent filters
- Blower motor
- Condensate drain and blow out (Fall)
- Gas manifold pressure
- Blower motor belt if applicable, adjust as needed
- Amperage of all motors
Clean
- Flue pipe
- Pilot assembly, flame sensor, and burners
- Combustion chamber
